What's included

Why it matters

Most sales still include a buyer’s inspection, and that is where deals wobble: a surprise roof or electrical issue turns into a repair request, a price cut or a walkaway, on a deadline. A pre-listing inspection moves that discovery to before you list. You can repair what matters, get quotes, adjust the price, and give buyers confidence up front. For listing agents, it means fewer renegotiations, cleaner timelines and a listing that holds up under inspection.

Frequently asked questions

Will buyers still get their own inspection?

Usually, yes — and they should. But when the big items are already known and handled, the buyer’s inspection tends to confirm what you have shared instead of producing surprises.

Do I have to disclose what you find?

Disclosure rules differ between Maryland, Virginia and DC, and we don’t give legal advice. Talk to your listing agent or attorney about what you must disclose. The report belongs to you, and you decide who sees it.

Should I fix everything in the report?

No. Most sellers fix safety items and the things a buyer would clearly ask for, and leave normal wear alone. We sort the findings to make that call easier.

How far ahead of listing should I book?

Two to four weeks before you list works well — enough time to get quotes and make repairs without delaying your listing date.
