Prince William County is one of Northern Virginia’s most varied housing markets and home to one of the region’s largest Spanish-speaking communities. The east side grew fast in the 1960s and 1970s around Woodbridge and the planned community of Dale City; Lake Ridge, Montclair and Bristow followed in the 1980s and 1990s; and the western county around Gainesville and Haymarket has been one of the busiest new-construction areas in the region. Housing eras & styles

Dale City, started by developer Cecil D. Hylton in the 1960s, is block after block of ramblers, split-levels and townhouses grouped into neighborhoods whose names end in “dale.” Woodbridge mixes 1950s–1970s homes near Route 1 with newer townhouse and condo communities. Lake Ridge and Montclair are 1970s–1990s planned communities built around lakes and golf. The City of Manassas has a historic downtown with early-1900s homes, surrounded by 1970s–2000s subdivisions, and Gainesville, Haymarket and Bristow are mostly 1990s-and-newer single-family homes, townhouses and large active-adult communities.

Water & sewer

Prince William Water provides public water and sewer across most of the developed county, and the City of Manassas runs its own utility. Rural homes in the western and middle parts of the county largely rely on private wells — tens of thousands of residents, by the county’s own count — and most of those homes also have septic systems. For those, add a water test and a septic evaluation.

New construction

Potomac Shores, a large master-planned community near Dumfries, and the subdivisions around Gainesville, Haymarket and Bristow are where most new homes are being built, along with infill townhouses along the Route 1 corridor. A pre-drywall inspection and an 11-month warranty inspection catch builder defects while the builder still has to fix them.

1980s–1990s siding and plumbing

Homes from those decades can have hardboard or OSB-based siding that swells and rots wherever it isn’t sealed and painted, and polybutylene supply piping that many insurers flag. We check for both on every home from that era.

Can I do the inspection in Spanish?

Yes. Aaron, the owner, speaks Spanish. He can walk the house with you, answer your questions and go over the findings in Spanish, and you can call or text in Spanish to schedule.

I’m a first-time buyer using an FHA or VA loan. What do I need?

FHA and VA appraisals are not home inspections — they check value and a few minimum standards, not the condition of every system. A full inspection protects you before your contingency ends. Your lender will tell you if they also need a termite (WDI) report or a water test, and we can include both.

Is the home on public water or a well?

Most homes in the developed parts of Prince William are on public water and sewer from Prince William Water, and the City of Manassas has its own utility. Rural homes in the western and middle parts of the county are often on a private well and septic, so add a water test and a septic evaluation there.

Do you inspect new homes in Gainesville, Haymarket and Potomac Shores?

Yes — pre-drywall, final walkthrough and 11-month warranty inspections. The pre-drywall visit catches framing, wiring and insulation problems before the walls close; the 11-month inspection gets defects on the builder’s list before the warranty ends.

Should I test for radon in Prince William County?

Yes, especially with a basement or a lower-level bedroom. Radon levels vary from house to house, and a 48-hour test during your inspection period is the only way to know.

Is there a travel fee for Prince William County?
