Home Inspections in
Stafford County, VA
Aquia Harbour, Garrisonville, Embrey Mill and Falmouth. Stafford homes are mostly newer — with builder warranties, wells and septic, and military timelines in the mix.
Stafford County sits between Marine Corps Base Quantico and Fredericksburg and has grown quickly as a commuter and military county. Most of its homes were built from the 1980s on, which means fewer century-old surprises and more builder-grade systems reaching the end of their first lifespan. Add steady new construction, private wells and septic in the rural parts of the county, and lake and creek lots, and Stafford inspections have a character of their own.
Homes in Stafford County: what we inspect
Housing eras & styles
Aquia Harbour is a gated community along Aquia Creek with homes built from the 1970s onward. Garrisonville and the Route 610 corridor in North Stafford are mostly 1980s–2000s subdivisions and townhouses, with Embrey Mill and other communities adding newer homes. Falmouth, across the Rappahannock River from Fredericksburg, has older homes and a historic village center, and the southern and western county around Hartwood is larger lots and rural homes.
Water & sewer
Stafford County’s Department of Utilities provides public water and sewer inside the county’s Urban Services Areas along the I-95, Route 1 and Route 610 corridors. Outside them, about ten thousand homes use private wells and septic systems, and the county’s plan keeps it that way — so rural properties need a water test and a septic evaluation.
Radon
- EPA Zone 1 Stafford County
Stafford County is EPA Zone 1, the highest-potential category. That surprises many buyers who think of radon as a Maryland problem. If the home has a basement or a lower-level bedroom, we strongly recommend the 48-hour test.

New construction
Embrey Mill, a master-planned community in North Stafford with more than 1,800 homes planned, and new subdivisions along Route 610 and Route 17 keep builders busy. Pre-drywall, final walkthrough and 11-month warranty inspections are where buyers here get the most leverage.
What's different about inspecting in Stafford County
Military buyers on a PCS timeline
With Quantico next door, many Stafford buyers are military families on tight timelines. We schedule quickly, deliver the report the same day, and can add the termite (WDI) report your VA lender may require.
Lake, creek and sloped lots
Aquia Harbour and other waterside neighborhoods have steep lots, retaining walls and runoff that needs somewhere to go. We check grading, retaining-wall movement and how water leaves the property, not just the foundation walls.
Common findings in this housing stock
- •Builder-grade HVAC systems and water heaters at the end of their first lifespan
- •Polybutylene supply piping in some 1980s–1990s homes
- •Hardboard and OSB siding rot where paint and sealant have failed
- •Drainage problems and retaining-wall movement on sloped lots
- •Well and septic issues on rural properties
- •Builder defects in new subdivisions
- •Termite and wood-destroying insect activity

Stafford County home inspection FAQ
Do you inspect new construction in Stafford County?
Yes — pre-drywall, final walkthrough and 11-month builder warranty inspections. Builders fix far more when the list arrives before closing or before the warranty ends.
Is the home on public water or a well?
Homes inside the county’s Urban Services Areas are generally on public water and sewer. Outside them, homes are usually on a well and septic — add a water test and a septic evaluation for those.
Can you work around a PCS move?
Yes. We schedule quickly, deliver the report the same day, and can walk you through findings by phone or video if you can’t be there in person.
Should I test for radon in Stafford County?
If the home has a basement or ground-level living space, a 48-hour test during your inspection period is the only way to know your level.
Is there a travel fee for Stafford County?
No. Stafford County is inside our standard service area.
