Charles County has grown from a rural tobacco county into one of Southern Maryland’s busiest housing markets, and most of that growth has happened in and around Waldorf and the planned community of St. Charles. Outside that corridor, homes sit on larger lots with private wells and septic systems. The result is a mix of 1970s–1990s subdivisions, brand-new construction and rural properties — each with its own inspection priorities. Housing eras & styles
Waldorf and St. Charles are mostly single-family homes and townhouses built from the 1970s to today, organized into planned neighborhoods and villages. La Plata, the county seat, mixes older in-town homes with newer subdivisions. Indian Head grew up around the Navy base on the Potomac and has many modest mid-century homes, while Bryans Road, White Plains, Hughesville and the rural parts of the county are ramblers, split-levels, colonials and farmhouses on larger lots.
Water & sewer
Charles County’s Department of Public Works provides water and sewer within the Development District around Waldorf, St. Charles and White Plains and in several rural villages. Properties outside those service areas don’t get public water, and the county’s own plan counts roughly a third of its homes on private wells, with thousands of septic systems — so well and septic checks are routine here.

Townhouse rows
Waldorf and St. Charles have a lot of townhouses where roofs, gutters and grading affect the neighbors. We look closely at roof transitions between units, water management at end units, and the fire separation between units in the attic where we can see it.
Military buyers and VA loans
Joint Base Andrews, Indian Head and Patuxent River bring many military buyers to Charles County. We schedule quickly, deliver the report the same day, and can add the wood-destroying insect (termite) report many VA loans call for.

Is the home on county water or a private well?
Homes in the Development District around Waldorf, St. Charles and White Plains, and in several rural villages, are on county water and sewer. Outside those service areas, homes use a private well and septic; add a water test and a septic evaluation for those.
Do you inspect new homes in St. Charles?
Yes — at pre-drywall, before your final walkthrough and before the 11-month builder warranty runs out. Those three visits are where builder defects are cheapest to get fixed.
Can you provide the termite report for my VA loan?
Yes. We can add a wood-destroying insect (WDI) inspection to your home inspection. Your lender will tell you which form they need.
Should I test for radon in Charles County?
