Home Inspections in
Bowie, MD
Levitt-built Belair sections from the 1960s, Old Town Bowie’s railroad-era homes and newer subdivisions like Fairwood. We know what 60-year-old Bowie houses tend to turn up.
Bowie is Prince George’s County’s largest city, and most of it was built in one push: Levitt & Sons started Belair at Bowie around 1960 and kept adding sections — Kenilworth, Tulip Grove, Yorktown, Buckingham and more — for years. That means thousands of Bowie homes are now around 60 years old and on their second or third roof, furnace and water heater. Old Town Bowie, the railroad village the city grew from, is older still, and Fairwood and the other subdivisions east of Route 301 are much newer.
Homes in Bowie
The Levitt sections are mostly modest Cape Cods, ranches and two-story Colonials on generous, tree-filled lots, many since expanded with additions, sunrooms and enclosed garages. Old Town Bowie has late-1800s and early-1900s frame houses near the tracks. Later decades added split-foyers, townhouse communities and, from the 1990s on, larger colonials in neighborhoods like Fairwood and around Pointer Ridge. One quirk: several older sections — including Kenilworth, Tulip Grove, Yorktown, Buckingham and Bowie Forest — get water and sewer from the City of Bowie rather than WSSC.
What inspections in Bowie tend to turn up
- •Additions, sunrooms and garage conversions with roofs, flashing and heating that don’t match the original house
- •Roots and cracks in older sewer laterals under Bowie’s mature trees
- •Original or early-replacement electric panels in 1960s homes, sometimes with double-tapped breakers from later work
- •Roof and gutter wear from heavy tree cover; clogged valleys and downspouts
- •Grading that has settled toward the foundation after 60 years, leading to crawlspace or slab-edge moisture
- •Builder-grade systems reaching replacement age in 1990s–2000s Fairwood-era homes

Bowie home inspection FAQ
Is my Bowie home on City of Bowie water or WSSC?
It depends on the section. The City of Bowie runs its own water and sewer for several older neighborhoods, including Kenilworth, Tulip Grove, Yorktown, Buckingham and Bowie Forest; the rest of the city is on WSSC Water. The seller’s water bill will tell you which. Either way, the inspection covers the plumbing inside the house the same way.
What do you look for in a 1960s Levitt house?
Age and alterations. We check how additions and garage conversions tie into the original roof and foundation, whether heating and cooling reach the added rooms, the condition and capacity of the electric panel, and the sewer lateral if the trees are big. A sewer scope is one of the best add-ons for these homes.
Do Bowie homes need a radon test?
Prince George’s County is EPA Zone 2, a moderate average, but individual homes vary. If the house has a basement or ground-level bedroom, a 48-hour test during your inspection period is the way to know.
